For Owners
Find comprehensive answers to your most important questions right here. We’ll provide the guidance you need to make informed decisions and maximize your property’s potential.
How do you ensure my property has maximum visibility to qualified prospective renters?
We go beyond simply listing your property—we make sure it’s seen. At WRM, we leverage cutting-edge tools to promote your rental across hundreds of popular websites, like Zillow, Trulia, Redfin, and Realtor.com. This results in maximum exposure, faster leasing, and ready-to-rent tenants.
How do you screen prospective tenants?
Tenant screening is a critical part of safeguarding your rental. Every applicant is thoroughly vetted through a multi-step process that includes credit analysis, income verification, criminal background checks, and landlord references when available. Our goal is to help you choose reliable tenants who will take care of your home.
How can tenants make their rent payments?
Tenants have flexible options to pay rent. They can make payments in person or conveniently through our secure online portal. Accepted payment methods also include ACH transfers, credit cards, checks, or money orders. These options make it easy for tenants to stay current on rent.
Do you help with renovations and repairs?
Definitely! WRM can oversee everything from minor repairs to full renovations on your behalf. We help you maintain or increase your property’s value and even provide short-term financing to help fund upgrades.
What happens if a tenant stops paying rent?
If a tenant refuses to pay rent, we initiate the appropriate legal actions to recover rental payments and protect your financial interests.
Can any property management company collect unpaid rent for me?
Not necessarily. If a property management company is collecting on behalf of an owner, it must either:
- Hold a Maryland collection agency license, or
- Qualify for a statutory exemption, such as being a Maryland-licensed real estate broker. Whitehead Rental Management is a Maryland-licensed real estate broker, allowing us to lawfully collect rent, issue late notices, and pursue unpaid balances on behalf of our property owners in compliance with Maryland law.

Whether you’re a first-time renter or seasoned tenant, our resource center provides the information you need to navigate your rental experience with confidence.
What types of properties do you have available for rent?
We manage a diverse range of rental properties, including single-family homes, apartments, condominiums, and townhomes. Let us know which rental suits your needs and lifestyle. We’d be happy to share our current listings and assist you in finding the perfect fit.
How do you screen potential tenants?
Our comprehensive screening process includes checking your credit history and income verification. We also conduct a background check and obtain references from previous landlords.
Who is liable for repairs?
We conduct detailed inspections to identify the cause of the property damage. If investigations indicate that the damage resulted from tenant actions or negligence, then the tenant will be held liable for the associated expenses.
How do I pay rent?
We offer several flexible options, including checks, money orders, ACH transfers, and credit cards via our secure online portal. You’re also welcome to pay your rent in person.
What should I do if I have a maintenance request?
Tenants can submit maintenance requests through their online portal. Once you submit your request, our qualified contractors will resolve the issue. We prioritize repairs to minimize your inconvenience.
What happens if I violate my lease terms?
We strictly adhere to lease agreements to foster a positive living environment for everyone. If a violation occurs, we reach out directly to understand the situation and find a peaceful resolution. However, continued non-compliance may result in legal action. This approach helps us maintain a supportive community.
